The need

The building manager showed the PTX team several exterior lights that were not working and reported that a breaker would trip after about 20 minutes. The recorded scope included one outdoor light and two outdoor lights at the stairs, along with a T8 light fixture that was not working.

PTX's approach

The team worked through the site with the building manager and followed the electrical issue beyond the visible light fixtures. They turned off the breaker, removed the bulbs from the T8 fixture and found that its ballast was not working. They removed the faulty ballast and installed a customer-supplied replacement with two customer-supplied T8 bulbs. When power was restored, they found that the same breaker also supplied the old fountain lights, so those lights were disconnected from the circuit. The team also reprogrammed the time clock, which had been set for daylight saving time.

The recorded result

One outdoor light was removed and replaced with a customer-supplied light, and two outdoor lights at the stairs were removed and replaced with new customer-supplied lights. The T8 fixture received a new customer-supplied ballast and two customer-supplied bulbs. After the fountain lights were disconnected, the breaker was turned back on and remained on for 30 minutes without tripping, according to the work record. The record does not state that the fountain lights were restored.

What this job helps another property owner consider

When exterior lights are not working and a breaker is reported to trip, the issue may involve more than the fixture itself. This job shows the value of identifying what else is supplied by the same circuit before deciding what work is needed. An electrician can review the reported symptoms and the site conditions, then explain the documented findings and available next steps.
